Real Estate Calculators
Run the numbers before you decide. Every figure updates as you type.
How Much House Can I Afford?
Enter your income and monthly debts to see a comfortable home price and the monthly payment behind it.
A planning estimate using a share of your income. It is not a loan approval. Talk with a lender for your real numbers.
Monthly Payment (PITI)
Your full monthly payment: principal, interest, taxes, insurance, HOA, and mortgage insurance if your down payment is under 20%.
PMI is estimated near 0.5% of the loan per year when the down payment is under 20%. Your lender sets the real figure.
Rent vs. Buy
Compare the real cost of renting with the cost of owning over the years you plan to stay, counting the equity you build.
A simplified estimate. It counts your down payment, closing and selling costs, the equity you build, and home growth. Real results vary.
Seller Net Proceeds
A quick estimate of what you keep from a sale after your loan payoff and the costs of selling.
The cost of sale is a placeholder covering brokerage service costs, title, doc stamps and more. Ask Craig for a line-by-line net sheet for your home.
Closing Cost Estimator
Estimate the cash you will need at the closing table beyond your down payment.
Closing costs vary by lender, title company and county. This is a planning estimate, not a quote.
CDD + HOA True Cost
Many Gulf Coast communities add a CDD bond on top of HOA dues. See the real monthly carry and what it costs you in buying power.
Many CDDs include a bond that can sometimes be paid off early; some include yearly upkeep that does not. Confirm the exact CDD for any home before you buy.
Storm-Damaged / AS-IS Value Range
A planning range for a storm-damaged or as-is home: what it may bring on the open market, and a typical investor cash range.
An estimate for planning only, not an offer to buy. A real number depends on an inspection of the home and the damage. Craig can walk the property with you.
Cap Rate & Cash Flow
For rentals and investment homes: your cap rate, yearly cash flow, and cash-on-cash return.
For learning only. Not tax, legal, or financial advice. Check every number with your own advisors.
Common questions about these numbers
How much house can I afford?
A common guide is to keep your home payment and other monthly debts near 36% of your income before taxes, though some lenders allow more. The Affordability calculator on this page turns your income, debts and down payment into a comfortable price. For a firm number, get pre-approved with a lender.
What is a good cap rate?
Cap rate is a property's yearly net operating income divided by its price. On the Gulf Coast, many long-term rentals land roughly in the 4% to 7% range, and a higher number means more income for the price. Use the Cap Rate calculator to run your own.
Should I rent or buy a home?
It depends on how long you will stay and how fast prices and rents move. The Rent vs. Buy calculator compares the full cost of each over the years you plan to stay, counting the equity you build by owning.
What is a CDD fee, and how is it different from an HOA?
An HOA covers community upkeep and rules. A CDD is a separate bond that many newer Gulf Coast communities add to pay for roads and infrastructure, billed through your property tax. The CDD + HOA calculator shows the real combined monthly cost.
How do I estimate my net proceeds when I sell?
Start with your sale price, then subtract your mortgage payoff and the costs of selling. The Seller Net Proceeds calculator gives a quick estimate; ask Craig for a line-by-line net sheet for your home.
Are these calculators exact?
No. They are planning estimates to help you think it through, not quotes, approvals, or advice. Confirm every number with your lender, title company, and tax professional.
